Home Downsize & Move Up

Your next home. Your next chapter.

Whether you're downsizing after years in the same home or moving up to make room for a growing family, I'll plan both moves so you sell well, buy right and only move once.

Downsizing

Leaving a home you love is about more than real estate.

If you've raised a family or spent decades in your home, the hardest parts usually aren't the paperwork:

  • Years of belongings, and no idea where to start
  • Not knowing what your equity means for retirement
  • Finding a next home that's easier, not just smaller
  • Feeling rushed or pressured through a big decision

You set the pace. My job is to make every step clear and every decision yours.

How I help downsizers

More than a sale. A smooth transition.

Know your numberWhat your home could sell for and what you'd walk away with, so you can plan your next chapter with confidence.
Find the right next homeSingle-level living, low-maintenance homes and communities with the amenities you'll actually use, or a spot closer to family.
Help with the stuffThrough my trusted partners, a team helps you sort, pack and donate, tracks donations for your taxes, and leaves behind what you're keeping. Then movers I trust handle moving day.
Sell with careA simple prep plan that gets top dollar without turning your life upside down, with options to fund repairs even when your cash is tied up in the house.
Move onceExtended closings or a short leaseback, so you're not rushed out before your next home is ready.
Family & advisors includedYour kids, financial advisor or CPA are welcome on calls. Decisions go better when everyone's informed.

Three steps, at your pace.

It starts with a free, no-pressure conversation about your home, your timeline and what you want life to look like next.

Good to know: many homeowners can exclude a large part of the profit on the sale of a primary home from taxes. Ask your CPA how it applies to you.

“We had been in our home for 35 years and we were very apprehensive about moving! When we made the decision, Trevor was recommended to us and we are so very thankful for him. He was very patient and very kind with us.”

Moving up

Sell first or buy first? Both feel risky.

If you sell first… You know exactly what you have to spend, but you might have nowhere to go. Short-term rentals, storage and moving twice add up fast.
If you buy first… You get the home you want, but you may carry two payments until your current home sells, and your down payment is tied up in it.

There's almost always a better path. It just has to be planned before you list or write an offer.

Your options

Four ways to make both moves work.

The right one depends on your equity, your income and the market. We'll walk through them together, with your lender in the loop.

01 Sell first, stay put Sell with an extended closing or a short leaseback, so you can stay in your home while you buy the next one. Best when: you want certainty on your number.
02 Buy with a sale contingency Make your purchase depend on your current home selling, structured so it's still attractive to the seller. Best when: the market gives buyers some leverage.
03 Unlock equity first Use a bridge loan, HELOC or buy-before-you-sell program to fund the down payment before your home sells. Best when: you have strong equity and income.
04 Coordinated closings Line up both contracts so you sell and buy on the same day or within days, with one move. Best when: timing and negotiation line up.

Loan programs and terms vary by lender. I'll connect you with lenders who offer these options so you can compare.

Where move-up buyers are landing

More home, more room. $500K to $800K.

New-build communities Brand-new homes with builder warranties and amenities like pools and trails. Several communities around Hendersonville, Gallatin and White House sit right in this range.
Established neighborhoods Bigger lots, mature trees and more home for the money, often with low HOA fees or none.
Resale custom homes on land Building custom on land usually runs $950K or more today, so a custom home that's already built is how most families get acreage in this range. I'll help you check the well, septic, survey and more.

Your move-up plan

One plan. Two closings. One move.

It starts with a free equity review: what your home could sell for, what you'd walk away with, and what that means for your next purchase.

Calls are 30 minutes, free, with no obligation.

  1. 01Equity & budget reviewYour home's value, your net proceeds and your buying power.
  2. 02Choose your sequencePick the option that fits your risk, your timing and the market.
  3. 03Coordinate both closingsListing, offer and closing dates negotiated to protect you on both sides.
